With respect to rehabbing a property, I delegate everything to the experts who will do it right, but when it comes to “when the home is on the market,” I find that this is when I tend to get my hands dirty.
We prepare our properties for good appearance by leaving dust clothes, all purpose spray cleaner and a broom with dustpan in a closet. We also tape down the toilet seat covers with “NEW – Do Not Use” written on the tape to avoid use by sometimes careless visitors.
Once the property is on the market, we visit it regularly to make sure it is locked up properly, the AC is still on the right setting (we often tape the thermostat too), and the overall interior appears fresh, clean and odor free. If not, we simply use the supplies we left behind to freshen it up. We can’t afford to lose a sale since sales are our paychecks. We’ll leave a Hello note to agents on the back of the front door with specific instructions to remind them to lock up, etc.
